We read retaining walls for leaning, bulging, surface cracking and evidence of water behind the wall, because a wall that appears adequate in summer can fail in a wet winter under hydrostatic pressure from retained soil that has absorbed months of rain. That is the finding a buyer needs to know about before signing.
Site drainage on an extreme gradient is the second read. Steep scarp slopes channel large volumes of winter runoff, and where that water is not managed away from the footings it erodes, undercuts and destabilises them. We read the drainage channels, the fall of paving and paths, and the ground stability around the footings, because on a steep scarp site drainage is a structural concern as much as an aesthetic one.
The buildings themselves, from mid-century homes through to modern builds on steep view blocks, are read for the cut-and-fill that most scarp sites require: a home sitting partly on cut rock and partly on placed fill can show differential settlement as the fill compresses relative to the rock, and the slab and footing crack pattern tells that story.
