Industrial ground requires preparation and remediation before residential development, but the history of the ground is still part of what a buyer at those addresses takes on, and we read the slab, the drainage and the site behaviour on those blocks for anything that sits outside the expected profile for a heritage residential home on a cleared-and-developed site.

The heritage building stock is the second concern. Eighty-four heritage places including Federation and interwar homes with original lime mortar, weatherboards, leadlight joinery and tessellated tile verandas are what the address and the price command, and they age differently from modern materials. Lime mortar in a Federation home needs reading differently from cement pointing; original weatherboards need reading for what the river and ocean air has done to them over a century.
