A pre-purchase building inspection in Ocean Reef is shaped by the suburb's new marina. A purchase here can now be a brand-new waterfront apartment or townhouse in the marina precinct, or an established elevated coastal home on the streets above, and the building inspection to AS 4349.1 reads the two very differently, so the first thing it establishes is which it is looking at.
The new marina precinct is the distinctive factor. A brand-new home sits in the harshest marine position there is, right on the water, where salt is relentless, so even on new construction the building inspection reads how the build has been detailed for that environment: the corrosion protection on any exposed steel and fixings; the sealing against wind-driven rain and spray; and the waterproofing of balconies and podiums, and wet areas, to AS 3740. Because the stock is new, build quality and the builder's statutory warranty matter, and much of it is strata, so an apartment is read as a building-wide proposition where the common property and the strata records carry the real picture. New does not mean faultless, and on the waterfront the environment tests a build hard from day one.
The established homes above are read as ageing coastal stock: salt corrosion of steel and fixings and roofs; any retaining that steps an elevated block, for movement and drainage; and the era's construction, with asbestos flagged in older materials without being disturbed.
On a new build, the balconies, podium and exposed steel take particular attention, read for the waterproofing and corrosion protection a waterfront position demands.
Because it reports to AS 4349.1, the building inspection excludes timber pests, which still matter where landscaped gardens or podium planters hold moisture, so the timber pest scope is worth adding. The building inspection's value here is reading each home for what it is, a new build tested by the marine environment, or an older home ageing in the salt.
